Mechanical causes are common too—worn rollers, a bent track, a sagging gate pulling out of alignment, or a failing operator gearbox. We diagnose the actual cause on site rather than guessing at parts.
Yes. Most existing operators can be upgraded with a keypad, additional remotes, a telephone entry or intercom system, or a smart controller that lets you open the gate and grant access from your phone. We confirm what your current operator supports, recommend the cleanest option, and program every device before we leave.
We do. On the residential side that is driveway swing and slide gates, courtyard gates, and openers for single-family homes. On the commercial side we handle yard and lot gates, multi-tenant entrances, and high-traffic operators with access control. Same crew, same standards—just hardware sized for the job.
Once a year for a typical residential gate, and every six months for commercial or high-traffic gates. A service visit covers lubrication, hinge and roller inspection, track cleaning, chain or belt tension, limit and force settings, battery backup, and a full safety-sensor test. Annual service is what keeps a gate from failing in the closed position on the worst possible morning.
